    That approval be granted to the owners of Lot {#} to carry out improvements ({improvement type}) as detailed in attached the request, and in accordance with the enclosed conditions:

    General Conditions

    1. The lot owner must comply with the conditions of this approval and the Body Corporate By-laws;
    2. The improvements must not be of a lesser quality than the standard of the complex generally;
    3. All costs associated with the improvement must be borne by the lot owner both now and in the future;
    4. The lot is maintained in good repair and condition and all repairs and maintenance will be the responsibility of the lot owner;
    5. The work is carried out by properly qualified tradesperson;
    6. Where necessary, appropriate council permits are obtained for this improvement;
    7. The tradesmen do not leave any tools or equipment on common property and that all work takes place within the lot;
    8. The tradesmen dispose of all debris correctly and that no debris at any time will represent any danger to anyone entering onto or leaving the premises.
    9. The tradesmen supply evidence of their public liability and personal accident insurance cover;
    10. Responsibility be taken for any damage which may be done to any property or any other lot as a result of the improvement;
    11. The Body Corporate is advised of the final cost upon completion so that this can be noted on the Body Corporate records and the insurance company can be advised of the improvement
    12. Care be taken at all times to minimise any inconvenience to any other residents and that works are carried out between the hours of 8.00am to 5.30pm Monday to Friday, 8.00am to 4.00pm on Saturday. No work to be carried out on Sundays or Public Holidays;
    13. If the improvement is temporary, the lot is to be returned to the same condition prior to the improvement at no cost to the Body Corporate.
    14. The body corporate is indemnified from all claims arising out of the improvement (commencement of work signifies acceptance);
    15. Should the roof require repair or maintenance at any time and the Solar panels are required to be removed for this repair and or maintenance, it is the owner’s responsibility to remove the solar panels and re install, at their cost;
    16. Should the Body Corporate require access to maintain the common property, the Lot Owners must ensure that clear access is given in a timely manner and at the Lot Owners cost;
    17. Carry out a contractor orientation upon commencement of works and hand over to the contractor the approval letter setting out conditions
    18. Ensure owners and/or occupants of surrounding or affected units are advised of the work, start and finish dates and work timing.

    Specific Conditions:

    Reasonable condition/s imposed by the Committee during the approval process.
